Pool Usage
All users of the pool do so at their own risk. Stratford Manor Townhouses Condominium Association assumes no responsibility for their acts or safety.
No persons should be entering the pool without a signed pool waiver on file with the management company.
All residents & guests must have a completed waiver form on file prior to entering the pool area. You only need one waiver per resident/guest; once on file, they do not need to be filled out again. Waivers can be found on the counter in front of the window in the pool lobby. Please leave the signed waiver in the folder provided or in the drop box.
You must be in good standing to receive a pool/gym key fob. If you have any violations for your unit, (including non-payment of any fines resulting from these violations) you must correct them before a fob will be issued.
If you receive a violation after you receive a pool/gym key fob, your key fob will be deactivated until the violation is corrected.
Key fobs for units that are sold will be deactivated until the new co-owners complete the pool waiver form.
Co-owners who are selling their units are not permitted to give their key fob to the realtor so they can show perspective buyers the pool/gym area. Realtors cannot access the pool/gym area unattended. If a co-owner wants to accompany the realtor and buyers, that is acceptable ONLY if the realtor and buyers complete pool waiver forms and the completed waivers are sent to the management company prior to the walk through.
Co-owners may enter the facilities using the key fob access from 6am-10pm; you MUST vacate the premises at 10pm. Under NO circumstances is there to be any use of the facilities from 10pm-6am.
If your first key fob stops working, SMTCA will replace it ONE time after you turn in the key fob that stopped working. If you do not have the key fob that stopped working, you will have to purchase another fob. If the second key fob stops working, you will be required to purchase any additional fobs.
If you lose a key fob and would like a replacement, the cost is $25. Notify the management company to make arrangements.
Co-owners can purchase (2) two additional fobs for members of the household at a cost of $25 a piece.
Co-owners who are landlords must request and pick up fob(s) for their renters by contacting the management company.
If your renter would like to purchase a key fob, the unit owner must contact the management company to request the fob. Once the fee is paid and a completed pool waiver form is returned to the management company, the owner of the unit can pick up the fob; we will not give the fob to the renter. It is also the owner’s responsibility to inform the renter of the rules and regulations associated with using the Associations pools. If, at any time, the renter does not follow the rules and regulations or causes any damage to the pools and/or pool areas, the unit owner will be held responsible.
If a co-owner decides to give their renter the key fob they were assigned instead of having them purchase one, the management company MUST be made aware so the renters can complete a pool waiver form. The co-owner should NOT give their renter the key fob until a Release Form is on file with the management company. Not following this rule will cause the fob to be deactivated.
All co-owners and guests must enter the pool/gym through the pool lobby door, NO EXCEPTIONS. The outside pool gate is for emergency use ONLY; a very loud alarm will sound if the button is pushed. Co-owners are not allowed to open the gate to allow others into or out of the pool area. Non-compliance will result in a violation and pool/gym privileges may be revoked.
Street clothes, especially those made of cotton, are NOT allowed in the pools.
All swimwear should be made of lycra, nylon, and/or polyester; they are the best non-absorbent materials for swimwear. Clothing that is not swimwear can cause an imbalance in water chemical levels, create a cloudy pool, transport water/airborne pathogens, and harm pool filtration equipment.
You are not allowed to bring anything into the pool area that could possibly stain the pool coping, tile, etc. This includes bath crayons, bathtub finger paint, bubbles, or any other bath or pool toys that could leave a permanent stain.
Any pool toys brought into the pools must be in good condition and not leave any debris from the toy in the water.
Please remember that all swimmers who are not toilet trained, or are prone to have accidents, must wear a regulation swim diaper. ABSOLUTELY NO DISPOSABLE DIAPERS. If an accident occurs, it MUST be reported to the management company immediately so the pool can be closed for cleaning.
All persons other than Condominium residents shall be considered guests and must always be accompanied by a resident and must comply with all pool rules and regulations.
There is a 4-guest limit per unit, no exceptions.
Please remember to remove your street shoes in the pool lobby before walking on the pool deck so as not to track in dirt and salt.
Regarding pool floats, please be respectful to everyone in the pool. If the pool is crowded, please take your floats out of the water so everyone can enjoy the pool. If this becomes a problem, floats will not be permitted.
The radio is allowed to be turned on if you are the only swimmer in the building and if it is at a respectable level. If another swimmer comes in, be a good neighbor and turn it off; not everyone wants to listen to the music. Also remember that we have tenants living above the clubhouse and they should not be disturbed by loud music.
The safety rope IS NOT A TOY. Swimmers are not to sit, stand, or jump off it. If the safety rope is broken, the pool will close until it can be repaired. Report damage to the management company.
The safety rope may be removed for swimmers who would like to swim laps; however, this may only be done if you are the ONLY swimmer in the pool. Once another resident or guest gets into the pool, the rope MUST be put back. NO EXCEPTIONS.
Chairs and tables should be put back the way they were found, and umbrellas should be shut upon leaving.
No gum or food is allowed in the pool/gym area. Food is ONLY allowed at the picnic tables under the pavilion when the outdoor pool is open. You are not allowed on the outdoor pool deck and pavilion when the pool is closed for the season (Labor Day – Memorial Day). Pick up after yourselves and throw away your garbage.
No glass containers are allowed on either pool decks, the gym area, or the locker rooms.
No alcoholic beverages are allowed (per State Health Code) in the pool/gym areas.
Smoking and vaping are prohibited on the premises.
Possession and/or use of illegal substances and paraphernalia is prohibited.
Possession of weapons is prohibited.
Putting liquid on the sauna coils is prohibited.
Anyone seen stealing personal or community property will lose their pool privileges.
Bringing explosives or flammable materials into the building is prohibited.
Bringing pets into the pool areas (except for qualified animals) is prohibited.
Pushing, tripping, holding people underwater, and diving or jumping on other swimmers is prohibited.
Indecent amorous acts are prohibited.
During the early weeks of the outdoor pool opening, duck deterrents are put out to help with the mess they make in and around the pool. Our pool company does come in the mornings to clean the pools; however, that does not stop the ducks from coming back. This usually only happens for a week or so and then the ducks move on.
Please be reminded that the outdoor pool does get debris in it from the surrounding trees and especially on windy days. Again, our pool company cleans the pool in the mornings, so there may be debris in the pool from time to time later in the day after they leave. Nobody is on site to constantly skim the pool, so if this is bothersome to you, take the skimmer and remove the debris by shaking it over the fence onto the grass.
Under no circumstances should anyone be altering the thermostat in the indoor pool. The thermostat is set at a certain temperature to minimize condensation and inhibit the growth of mold and mildew. This also applies to the doors and windows; they should remain closed at all times.
To gain access to the outdoor pool, only use the slider next to the foot wash. All other sliders must remain closed; they are not to be used as an exit or entrance.
If you use the work out area, please clean up after yourself.
If you are the last person leaving the pool/workout area, please turn off all lights in the workout area, locker rooms, pool deck, and lobby. It doesn't matter the time of day; if you are the last person out of the locker room or fitness area, turn off the lights.
When done using the outdoor pool, please close and lock the slider door if you are the last to leave. Lock the foot lock and put the piece of wood in the door track.
Any infractions of these rules may result in fines and the loss of pool privileges.
Clubhouse Rules
Contact the management company if you are interested in renting the clubhouse.
You must be in good standing with the Association to rent the clubhouse.
Read the Clubhouse Rental Agreement thoroughly and return the completed agreement to the management company with two checks: one for the rental fee and one for the deposit fee. The Clubhouse Rental Agreement can be found on our website at www.stratfordmanorcondo.com.
The renter of the clubhouse must always be in attendance.
Only co-owners and their guests are allowed to attend. Under no circumstances are events allowed which are open to the public.
Clubhouse rentals DO NOT include the use of the pool(s). Guests are prohibited from the pool deck and from entering the pool(s).
Violation of the Clubhouse Rental Agreement, Rental Cleanup Agreement or any of the Association’s rules and regulations arising out of the clubhouse rental shall subject the responsible Co-owner to a monetary fine of up to $1,000.00.
